ServicePlus Review for 2024

When it comes to home warranty providers, ServicePlus (formerly Total Home Protection) is one of the newest companies in the industry. The business was founded in 2016 and currently offers home warranties that cover “the repair or replacement of covered items in your home that break down due to normal wear and tear.” Warranties are available for homebuyers and for sellers, and coverage is available in 48 states.

Compare ServicePlus with Other Home Warranty Companies

While the coverage is competitively priced, you’ll want to carefully review what’s included and excluded from each plan. Add-ons are available, and the 13-month contracts include a free month of coverage. ServicePlus offers other perks, like the inclusion of multiple air conditioning or heating units, and the ability to transfer your policy to a homebuyer for free.

ServicePlus Home Warranty Plans

ServicePlus offers two different 13-month home warranty plans marketed to both homeowners and home sellers. Currently, coverage is not offered in Iowa or California.

Coverage is available for:

  • Single-family homes
  • Condos
  • Townhouses
  • Mobile homes
  • 2-family
  • 3-family
  • 4-family

After ordering a plan, coverage begins 30 days from the date of enrollment. ServicePlus may waive that grace period if you can provide proof of prior coverage from another home warranty provider. There must be no lapse in coverage in order for the grace period to be waived.

The below rates are estimates and reflect the quote for a single-family home under 5,000 square feet in Massachusetts.

Gold ($45.33 per month or $519 per year, $75 service fee)

The Gold plan, ServicePlus’s base plan, provides coverage for some of the most essential appliances and systems within your home.

  • Plumbing system
  • Plumbing stoppage
  • Water heater
  • Whirlpool bathtub
  • Electrical system
  • Oven/range/stove
  • Cooktop
  • Built-in sump pump
  • Built-in microwave
  • Dishwasher
  • Garbage disposal
  • Trash compactor
  • Ductwork
  • Garage door opener
  • Ceiling and exhaust fans

While this plan lacks coverage for heating and air conditioning systems, it does offer decent coverage for some of the most essential appliances within your home.

Platinum ($52 per month or $599 per year, $75 service fee)

If you’re looking for more coverage than the Gold plan offers, consider upgrading to the Platinum plan. This plan includes all the coverage provided by the Gold plan, plus additional items:

  • Air conditioning system (2 units)
  • Heating system (2 units)
  • Refrigerator
  • Clothes washer
  • Clothes dryer

The coverage of multiple air conditioning and heating system units is an advantage over other home warranty policies, which typically cover just one unit.

Optional Coverage

While the Gold and Platinum plans don’t cover every element or appliance that might be in your home, you can get that coverage as an add-on.

Available add-ons include:

  • Pool/spa
  • Additional spa
  • Limited roof leak
  • Central vacuum
  • Sump pump
  • Well pump
  • Septic system
  • Septic pumping
  • Second refrigerator
  • Standalone freezer
  • Water softener
  • Refrigerator ice maker
  • Freestanding ice maker

Additional air conditioning system, heating system, water heater, and garage door opener

The pricing for these add-ons isn’t identified, but you can determine the pricing by adding each item onto your order while in the online quote form. It’s not the most convenient way to calculate pricing, but it does give you a running total so you can choose the plan that best fits within your budget.

ServicePlus Home Warranty Reviews

Many customers have expressed their satisfaction with ServicePlus Home Warranty’s customer service and responsiveness. Positive reviews often highlight the company’s professional and knowledgeable staff, who are always ready to assist with claims or answer questions.

Customers appreciate the promptness with which their claims are processed, often noting that technicians are dispatched quickly to resolve issues. The quality of the repairs and replacements offered by ServicePlus Home Warranty has also been lauded, with customers expressing gratitude for the company’s commitment to ensuring their home systems and appliances are functioning optimally.

However, like any company, ServicePlus Home Warranty has received some negative feedback as well. Some customers have reported difficulties in reaching customer service representatives, leading to delayed resolutions for their claims.

Others have experienced dissatisfaction with certain coverage limitations or exclusions, feeling that their warranty plan did not cover as much as they initially expected. While these negative reviews represent a minority of customer experiences, they emphasize the importance of thoroughly understanding the terms and conditions of a home warranty plan before purchasing.

ServicePlus Special Features

Like most companies, ServicePlus gives you multiple ways to file a service claim. You can log into the company’s online system and file a claim, or you can call 800-545-0402 to file over the phone.

After you submit a claim, ServicePlus will hire a contractor within two days during normal business hours. On weekends and holidays, that timeframe may be extended up to four days. ServicePlus does not limit the number of times you can make a claim in a year.

If you sell your home while your policy with ServicePlus is still active, you can transfer that policy over to the new homeowner. There is no fee to transfer the warranty, and the new owner can enjoy the remaining coverage on your policy.

How to Get a Quote from ServicePlus

ServicePlus offers an online quote form that gives you pricing instantly. You’ll need to enter some basic contact information, as well as specify the type and size of your property. You’ll immediately receive pricing for the Gold and Platinum plans and will have the option to add on optional coverage. Furthermore, you can also choose whether you would like to pay monthly or make a single payment for the year.

Currently, ServicePlus is running a $50 off offer on home warranty plans, though this discount isn’t available in all states. This offer is only good on a single payment warranty plan.

If you have questions or would like to speak with a service representative, you can call 855-538-6337.

Is ServicePlus Right for You?

ServicePlus offers decent coverage with competitive rates, but that coverage is lacking in some areas. The company doesn’t offer any rekeying, which is a standard service included by many other home warranty companies. There’s also a lack of HVAC maintenance options, and air conditioning repair is limited.

Items like registers, grills, humidifiers, condenser casings, window units, gas air conditioning systems, and water evaporative coolers aren’t included. While ServicePlus will contribute $10 toward refrigerant, you will be responsible for any remaining costs. This company also has longer scheduling times than some competitors, so you may have to wait for service.

Regardless of which home warranty company you choose, always read the details of your contract carefully before signing it. Be sure that you’re familiar with what is and what isn’t covered, so you understand just what you’re receiving when you sign the contract.
